This role will be located at one of Discovery Land Company’s Corporate Office locations in Scottsdale, Arizona. Discovery Land Company is seeking a full-time, year-round Tax Manager to join the Finance and Accounting Department. Job Summary: Discovery Land Company is seeking an experienced Tax Manager to handle tax compliance, reporting, and day-to-day tax matters for a vertically integrated multi-national real estate development business spanning land development, homebuilding, and club operations.

Reporting to the Director of Tax, you will work closely with accounting, finance, development, legal, family office teams, and outside tax advisors to keep tax work accurate and aligned with business needs. This role offers meaningful exposure to complex real estate tax structures and the opportunity to grow alongside a rapidly expanding global portfolio. Duties & Responsibilities: Tax Compliance & Reporting Manage preparation and review of federal and state income tax returns for partnerships, disregarded entities, and corporate structures.

Oversee Schedule K-1 reporting, including complex partner allocations and capital account maintenance. Ensure accurate tax reporting of real estate inventory and cost of sales. Coordinate with external tax advisors for specialized filings as needed.

Real Estate Tax Accounting Apply inventory capitalization rules under IRC §263A to development costs and amenities. Support tax accounting methods for long-term development projects, including timing of revenue recognition and cost recovery. Monitor and document tax treatments related to land development, lot sales, and construction.

Transaction Support & Structuring Assist with tax-related aspects of acquisitions, dispositions, and joint ventures. Help prepare documentation for ownership changes and coordinate with legal and outside advisors. Support review of state and local tax implications for transactions and project activity.

Audit, Notices & Process Improvement Help manage responses to tax notices and audits, working with outside advisors when appropriate. Maintain clear documentation to support routine tax positions. Develop and maintain tax processes, workpapers, and internal controls.

Coordinate with accounting to ensure accurate tax provisioning and reporting. Skills & Qualifications: 5–8+ years of relevant tax experience, with a focus on real estate development or construction. Working knowledge of partnership taxation and real estate tax rules, including IRC §263A.

Experience with multi-entity structures including LLCs, partnerships, and disregarded entities Comfortable documenting tax positions and working with advisors during audits. Bachelor’s degree in Accounting, Finance, or related field. CPA certification preferred.

Familiarity with tax treatment of amenities or non-core development assets preferred. Strong analytical and modeling skills with ability to explain complex tax rules in practical, business-focused terms preferred. Effective cross-functional communication with finance, legal, development, and family office teams preferred.

Additional Requirements Positive attitude, professional demeanor, and exceptional communication and interpersonal skills to deliver service to members, guests, and team members. Must be able to work flexible work hours/schedule including evenings, weekends, and holidays. Long hours may be required due to business demands.

Ability to work in a team environment. Ability to stay calm and focused during the busiest of times. Ability to read, write, speak, and understand English; additional languages preferred.

Ability to meet the physical demands of the position including, but not limited to, working indoors and outdoors in all weather conditions, standing, walking, and moving for periods of greater than eight (8) hours, and lifting and carrying items sometimes greater than fifty (50) pounds. Flexibility and ability to pivot to new projects and a desire to work in a fast-paced environment.
